Below are the terms of cooperation with our agency, whether we contact you or you contact us.
Apartment Rental – Terms of Cooperation
Our agency provides tenant search services and mediation in concluding rental agreements. Our commission is equal to one monthly rent, paid once upon successful completion of the rental. The rental price and payment terms (deposit, advance payments, etc.) are determined exclusively by the owner, with our professional guidance based on market experience.
Standard practice – local tenants

Our guarantee to the owner
If a local tenant leaves the property within the first 6 months of the lease, and has paid one rent and one deposit, our agency will refund 50% of our commission to the owner.
Standard practice – foreign tenants

- last month's rent
- security deposit equal to one month's rent
This means two rents and one deposit are paid in advance. In this case, the agency does not provide a financial guarantee, as these conditions already serve as protection for the owner.
Contract and legal protection
The agency provides a rental agreement with a minimum duration of 12 months and recommends notarization to ensure full legal protection.
Agency role after rental completion
The agency is not responsible for monitoring rent or utility payments, but remains available for consultation and support if needed.
Commercial Space Rental – Terms of Cooperation
Our agency provides tenant search services and mediation in concluding rental agreements for commercial properties. Our commission is equal to one monthly rent, paid once upon successful completion.
Important notice: If the owner's phone number is publicly displayed on the property itself, the property will not be publicly advertised on our website or social media.
The reason is practical: potential tenants often visit the location first, and if they see the owner's contact, they may contact them directly. This would result in the agency providing services without compensation, which is not a sustainable cooperation model.
Property Sale – Terms of Cooperation
Our first step is to evaluate whether we believe your property can be successfully sold and whether the asking price is realistic in the current market.
Our commission is 3% of the final sale price. In case of exclusive representation, the commission is 2%.
What is exclusive representation
Exclusive representation means that our agency has the exclusive right to sell the property (apartment, commercial space, land, warehouse, etc.).
Exclusive agreements are signed for a minimum of one year and notarized.
The commission applies even if the owner finds a buyer independently, as the agency assumes responsibility and invests resources in the sale.
If we determine that the property cannot realistically be sold, we will not enter into exclusive cooperation or will withdraw from it.
Our goal is a successful sale and long-term professional reputation.
Cooperation with Other Agencies
We cooperate exclusively with registered real estate agencies. Upon initial contact, company registration details and tax ID must be exchanged.
Cooperation with private individuals or unregistered intermediaries is not accepted.
Cooperation with Developers and Investors
Cooperation with developers is defined individually depending on the project.
We are always open to fair agreements, including exclusive sales of individual units or entire buildings under favorable conditions.
