Outlined below are the guiding principles and practices the agency follows in its operations:
- Connecting Tenants and Landlords
The agency’s role is to find and connect tenants and landlords. The landlord ultimately decides who may rent the property, with no influence or decision-making power from the agency. - Landlord’s Discretion
The landlord is under no obligation to accept any tenant they do not wish to, and therefore, the full responsibility lies with the landlord. - Lease Agreement Suggestions
The agency proposes a standard lease agreement to define terms for an optimal, fair arrangement between both parties. However, the landlord and tenant may create their own terms if they choose. - Agency Fee
The agency charges the landlord a fee equivalent to one month’s rent. - Early Termination by Tenant
If the tenant decides to leave or terminate the lease early, the agency is not obliged to refund its fee. In such cases, the deposit held by the landlord serves as a safeguard. - Tenant Responsibility
The agency does not guarantee the tenant’s behavior or reliability. Upon signing the lease, all agency obligations toward both parties cease. - Rent Payment Tracking
The agency does not track whether the tenant has made timely payments to the landlord. - Neutral Stance in Disputes
The agency does not serve as an arbitrator in case of disagreements between the tenant and landlord. - Unpredictable Scenarios
Any issues that may arise during the lease are beyond the agency’s control, and thus, the agency holds no responsibility. The relationship is strictly between the landlord and tenant, with each party responsible to the extent defined in the contract.
